Project Overview

DACI was engaged to deliver a fully integrated multi-utility solution for a commercial development comprising six units and a landlord supply. The project required the design, coordination and installation of electricity, gas and water infrastructure, delivered as a single, turnkey package aligned to the construction programme.

With a high electrical demand and the need to accommodate future energy strategies, the client required a solution that was not only robust for current operations but also adaptable for future expansion, including low-carbon technologies.

Key Challenges

01

Constrained commercial layout

Multiple utility networks had to be integrated within a constrained commercial layout, where space limitations required careful coordination of routes, clearances and installation sequencing.
02

HV connection and substation installation

The high-voltage connection into the existing network introduced further complexity, particularly around approvals, cable routing and the installation of a substation within restricted site conditions.
03

Future photovoltaic export

The design needed to incorporate future photovoltaic export, requiring advanced planning around capacity and network performance.
04

Limited initial site data

Limited initial site data created uncertainty around ground conditions, third-party constraints and offsite interface requirements. Maintaining progress while mitigating these risks was critical to avoiding disruption to the wider build programme.

DACI Solution

1. Integrated end-to-end design and delivery

DACI delivered a fully coordinated, end-to-end multi-utility design and delivery strategy, integrating electricity, gas and water infrastructure into a single, streamlined solution.

2. Optimised utility corridors

A key focus was the optimisation of utility corridors through a combined trenching and ducting approach, ensuring services could be installed efficiently while maintaining compliance with separation standards and avoiding clashes.

3. Future-proofed network design

The electrical design incorporated a high-capacity substation and a future-proofed network capable of supporting both demand and potential PV export. In parallel, gas and water systems were designed to ensure reliable supply to all units, with full consideration of metering, commissioning and fire protection requirements.

4. Flexible design methodology

Throughout the project, a flexible design methodology allowed DACI to respond to evolving site conditions and constraints, ensuring risks were proactively managed without impacting delivery timelines.

Outcome

DACI successfully delivered a fully integrated and future-ready multi-utility infrastructure, supporting the operational requirements of the development while enabling long-term scalability.

The coordinated design and delivery approach minimised installation conflicts, reduced rework and ensured alignment with the construction programme.

By incorporating future energy considerations, including photovoltaic export capacity, the infrastructure is positioned to support evolving sustainability requirements and increased electrical demand.

Conclusion Image

Conclusion

Overall, the project demonstrates DACI’s ability to deliver technically complex, high-value infrastructure within constrained environments, providing a reliable, efficient and commercially robust solution for commercial developments.
